PACT property & assets specialises in creating strategic property plans by working collaboratively with our clients and sharing our thinking to achieve the best results for them.
Our Directors are committed to helping Charities improve what they get from their property and to ensure their operational property is fit for purpose. We provide our clients with a Non-Executive Property Advisory service which is aimed at properly understanding you as a Charity, consulting with your people and creating a property plan which complements the Charitable work. We align the property plan to the business plan.
To help Charities get the most from their property we at PACT are offering a COMPLIMENTARY consultancy session to help Charities to understand the challenge they might have, the steps to go through to plan property change and a blue print for delivering the change. PACT are offering a total of 12 consultancy days in the first quarter of 2019 which will start with an initial telephone consultation and assessment plus a full days consultation for Charities with multiple sites or multiple buildings, whereas single site charities are able to benefit from a half day consultation.
You can expect to receive an overview of what is owned and occupied, the benefits or liabilities the property gives short medium and long term and a headline plan to go forwards. All assessed against the charitable aims and needs.
A short report will be provided.
Patrick Downes, lead PACT Director for this initiative, is a Charity Trustee himself and has advised Charities in all aspects of property portfolios, Nationally and Locally, for over 30 years.

PACT stands for Property & Assets with Collaborative Thinking, and represents the relationship we will build with our clients.
Our branding underlines and under pins our position as Trusted Advisors and we want to create long standing relationships whilst working with our clients.
We work collaboratively with our clients and share our thinking to achieve the best results for them. This enables our clients to ensure we align their property strategy or assets strategy to their business needs or project needs.
Our Non-Executive approach works equally well when advising on land development issues to both landowners and developers promoting land. PACT has three core Consultancy and Advisory disciplines, namely :-
• Non-Executive Property Advisory - Our core clients are businesses planning change and therefore disruption through growth plans, planning a merger or acquisition, a business sale, business rationalisation, restructuring, family retirements, asset sale or partial sale and changes to property portfolio's or investments. We also operate on the Board in a formal Non-Executive capacity if clients require.
All too often business plans are written without reference to property and many plans can't be delivered without changes in property. This service aims to be our clients’ informal Non-Executive Director. PACT will set and deliver a property strategy alongside client business plans, ensuring both property and assets allow the business to perform.
• Land Development Advisory - We act for either the landowner or the developer when advising clients regarding their sale or purchase of strategic land, or property with planning permission. We also work very closely with planning consultants to ensure client’s property is correctly and effectively promoted through the planning process.
As in all our client activity we proactively develop a very clear understanding of our client’s needs and engage with clients, and their advisors. We understand what they wish to achieve from a transaction and develop the best way of achieving it when negotiating.
• Waste Power & Energy – We specialise in waste and power, for plant and machinery, providing advice to landowners, industrial companies, and lenders on the valuation, viability and sustainability of alternative waste and energy management strategies, environmental and impact assessments, site assessments and risk mitigation. We also provide feasibility reports, asset management and sales advice to IP’S and lenders who have encountered problems with project principally in the waste and power sectors.
